• Board of Directors Attendance:
  - Michael Perullo
  - John Bollinger

• Homeowners:
  - Approximately 25 – 30
   
• Topics of Discussion:
  - Distributed the Agenda and Developer Responsibilities v31.
  
  - Developer Responsibilities:
       Restoration of the Elevators.
       Window Restoration.
       Removable of the “For Sale Signs”.
       Refer to “Developer Responsibilities v31”.
  
  - Identified that we have the need to install (2) gates on the north and south for the
    pet area.
  
  - The Peach Center is going to put in a “lighted security walkway” by 5/1/04.
  
  - Valet Service:
       Kept a (3) month log; out of (76) homeowners - 5 – 6 homeowners utilize the
       service.
       The service is utilized Mon – Fri between 6:00 – 7:30pm.
       Annual budget allocated for this service is approximately $37,000.
       We took a “stick vote” determining if this is a service we should continue; (8)
       Homeowners voted “yes” and (23) homeowners voted “no”.
       We are looking at reducing the valet hours from Mon – Fri during peak
        utilization.
  
  - Parking:
       We have (11) Courtyard Spaces available for 2828 & Crestwood to utilize
        during the day.
       By legal agreement we have to provide Crestwood (65) parking spaces, we are
       looking into if those spaces can only be allocated inside. Therefore, the (11)
       Courtyard spaces would be for 2828 guests only.
  
  - Website:
       Visit our new website at www.2828peachtreeroad.com which is a great tool to
       communicate with the homeowners.
  
  - Budget:
       Year to date, we are operating close to budget.
       The 2005 budget will be prepared in November.
       The HOA is now charging late fees for owner delinquencies.
   
  - Volunteer Decorating Committee:
       Homeowners: Brenda Stubbs, Carolyn Castano & Grace Howard assist with
        the “décor” needs of the building.
